Land for Sale Near Morgan Mill TX: How the Veterans Land Loan Works

By Karen Fox, REALTOR®, Moore Home & Ranch Realty · · Erath County

The Texas Veterans Land Board lets eligible Texas veterans and service members borrow up to $200,000 to buy land, with a minimum of 5 percent down, according to the Texas General Land Office (GLO) land loan page as of Oct. 13, 2026. If you are shopping for land for sale near Morgan Mill, TX in Erath County and you have served, that program is worth knowing about before you fall in love with a tract.

I'm covering it because the program's rules about the tract itself can decide whether a particular piece of ground qualifies.

What is the Texas Veterans Land Board land loan?

The Texas Veterans Land Board land loan is a state program, run through the GLO, that finances land purchases for eligible veterans and service members. The GLO page says veterans can borrow up to $200,000, and two eligible spouses buying the same tract can borrow up to $275,000. The minimum down payment is 5 percent, and the loan is subject to credit approval.

The GLO page lists a fixed-rate 30-year term and a current land loan interest rate of 7.25 percent for veterans, and says rates are subject to change at any time. The page doesn't show an effective date for these terms, so treat them as a snapshot and confirm them with the Veterans Land Board before you plan around them.

Who qualifies?

According to the GLO, an applicant must be at least 18 and a bona fide Texas resident on the application date. The applicant must also be one of the following:

  • Active duty military
  • A Texas National Guard member
  • A reserve member with 20 qualifying retirement years
  • A veteran with at least 90 days of active duty, unless discharged early for a service-connected disability

Veterans need an honorable, general, or medical discharge. The GLO also lists surviving spouses of certain veterans. The page has the full definitions, and the Veterans Land Board decides eligibility, not me.

What rules apply to the land itself?

This is where land loans surprise people. The GLO page says the tract must meet these conditions:

  • It must be wholly in Texas.
  • It must contain at least one acre, not counting certain unusable portions. Spouses buying together need a minimum of one net acre.
  • It must have legal, usable access to a public road that is at least 60 feet wide or meets county width requirements, whichever is greater.
  • It cannot be zoned strictly commercial.
  • It cannot have been owned by you or your spouse within the previous three years.
  • Trash, debris, tires, and dilapidated structures must be removed before closing.

What this means for land buyers around Morgan Mill

If you are a veteran or service member: The program may fit a tract of a few acres or more near Morgan Mill, but only if the land passes the tract rules above. A buyer can love a property and still get stopped by road access or old debris on the lot.

If you are not eligible: You will need another financing route or cash. Ask a lender who works with rural land what down payment and terms they require.

If you are selling acreage: Since this program requires legal access to a public road and cleared debris before closing, getting those items in order before you list helps any buyer who uses it. That is practical, not a guarantee of a sale.

My take: what I'd do right now

  1. Talk to the Veterans Land Board first if you think you qualify. Confirm your eligibility, the current rate, and the maximum loan before you start touring.
  2. Check road access on the ground. Look at the recorded access to the public road, not just what you can drive across. I wrote about this in my post on land contracts, surveys, and title near Morgan Mill.
  3. Walk the whole tract for debris and old structures and ask the seller who will clear them before closing.
  4. Remember the gap. A 5 percent minimum down payment is a minimum, and I'd plan for closing costs and any cleanup on top of it. Check with your lender on the full cash you will need.
  5. Understand what you are buying. My earlier post on buying land outside city limits near Morgan Mill covers what changes when there is no city government.
