Glen Rose TX Real Estate: What the Comanche Peak Data Center News Means for Land Buyers and Owners

If you own land around Glen Rose, or you're thinking about buying, you've probably heard about a proposed data center campus next to the Comanche Peak nuclear plant. I'm not here to tell you what it will do to land values, because nobody can say yet. What I can do is lay out what's on the public record, and what I'd check before buying in Somervell County.

What's on the record about the Amazon project?

Here's what I can confirm from the county's own agenda: on Feb. 12, 2026, in a special session, the Somervell County Commissioners Court adopted a Chapter 381 economic development agreement with Amazon Data Services, Inc. The county's agenda record shows the vote as unanimous, 5 to 0. The agreement itself is an attachment to that agenda item, and the county's minutes were still marked draft when I looked.

Reported, but not something I could confirm from county documents:

  • News outlets reported the site would be on Vistra's property next to Comanche Peak, with a tax abatement application describing up to 18 two-story buildings on roughly 435 acres and about $5 billion in investment, and construction possibly starting in 2027. (Data Center Dynamics)
  • Reports also describe payments to the county of $2.5 million at groundbreaking and $300,000 per building annually. Full terms had not been made public.
  • CBS Texas reported that on May 11, 2026, the court approved a resolution opposing new data center developments until the Legislature addresses local concerns about water and energy.

Chapter 381 is a state law that lets counties negotiate incentives with developers. Treat the dollar figures and building counts as reported numbers until you see the agreement.

Comanche Peak itself has been a long-time part of the local tax base. Vistra has said the plant received approval from the Nuclear Regulatory Commission to operate through 2050 (Unit 1) and 2053 (Unit 2).

What does it mean for buyers, sellers, and landowners in the Glen Rose area?

Honestly, it depends on who you are and where your land sits.

  • Buyers: Ask what's planned within a few miles of the property, and look at county and city agendas, not just listing remarks. Large projects can bring roads, traffic, utility lines, and construction activity. They can also bring new jobs and tax base. I can't tell you which will matter for a particular tract.
  • Sellers: Buyers are going to ask. Be ready to speak plainly about the property's distance from the project, and keep your survey, access, and utility information in order.
  • Current landowners: Watch the Commissioners Court agendas, and think about water, which came up in the county's May resolution.

My take: what I'd do right now

  1. Read the primary documents. The Somervell County Commissioners Court posts agendas and minutes online, including the Feb. 12 item. Read the agreement attachment if it's available.
  2. Check utilities and water. Ask who serves the property with water and electricity, and whether it's a well, a water supply corporation, or city service.
  3. Check access and easements. Pipelines, electric lines, and road easements show up on surveys and title work. Get a survey.
  4. Look at flood risk. The Paluxy River and its creeks are part of what makes this area beautiful, and they're also something to check on a flood map.
  5. Don't buy on rumors. Buy on the property in front of you, at a price that works without the project.
